1. Tree Removal: There will be no strip clearing of all trees on any Lot in the Subdivision. Wherever possible, a natural tree buffer shall remain on both the rear and sides of all Lots. Brush and scrub trees may be removed from any Lot if so desired; provided, however, no trees measuring six inches or more in diameter at a point two feet above ground level may be removed without the written approval of the Architectural Control committee, except for diseased or dead trees.
2. Exterior Maintenance: All exterior surfaces (walls, roofs, downspouts, gutters, fascia, fencing, garage doors, screen enclosures, walkways and driveways, and mailbox/posts must be kept clean and in good condition.
3. Lawn Maintenance: Yards must be regularly maintained with proper mowing, edging, blowing, hedge/tree trimming and weeding.
4. Landscaping: Any changes to landscaping must be approved by the Association.
5. Exterior: Any changes to the exterior of a home (paint color, roof tiles, additions) must be approved by the Association.
6. Garbage Cans & Landscaping Debris: Do not place garbage cans or landscaping debris curbside until the evening prior to pick-up.
7. No exterior television or other antennas, including satellite dishes, shall be permitted on any Lot so as to be visible from the street.
8. Visual Barriers: “Eyesores” such as garbage cans and outdoor equipment (a/c units, etc.) must be screened from view.
9. No trucks, commercial vehicles, recreation vehicles, campers, boats or boat trailers shall be parked over 48 hours in any one week on any Lot or driveway so as to be visible from the street.
10. Pets: Household pets may be kept on the Lot in reasonable numbers as pets for the sole pleasure and use of the occupants, but not for any commercial use or purposes.
